These Plots were allotted in a Scheme Launched by YEIDA in 2009, where the booking amount was Rs. 1 Lac. The other allotment details are as below: Initial Allotment Rate: Rs. 4750/-
There were three Payment Plans: 1. Payment Plan 1 (Also called 50% Payment Plan) where the total 50% of total cost of the plot amount was deposited during the time of allotment and rest 50% was on 6 months installments till January’ 2018. The total cost to Allottee in long term under this payment plan was Rs. 17.61 Lacs approx. 2. Payment Plan 2 (Also called 30% Payment Plan) where the 30% of the total cost of the plot amount was deposited during the time of allotment and rest 70% was on 6 months installments till January’ 2018. 3. Payment Plan 3 (Also called Down Payment Plan) where 100% amount was deposited during the time of allotment.
These Plots were allotted in Sector 18 & Sector 20 of New Upcoming Yamuna Expressway City. Sector 18 were allotted only small sizes of plots of sizes 300 Square Meter while rest of the bigger sizes including 300 sq mtr were allotted in sector 20 of Yamuna Authority.

Transfer Charges (TM Charges): (Updated Sep 2022) Transfer charges have been reduced to 50% recently from 1st Sep 2022. The transfer or TM is mandatory for any allotted lease hold property in Gautambudh Nagar in all three authorities like Noida Authority, Greater Noida Authority and Yamuna Authority (YEIDA). It doesn’t matter it is registered or unregistered. For YEIDA plots of 2009 scheme the new transfer charges applicable from 1st Sep 2022 are as below for both Registered and non registered plots.
A) Rs. 466 per sq meter DD for TM charges B) miscellaneous charges C) Lawyer Charges = A+B+C = (Rs.466 x Plot Size + Lawyer Charges + Miscellaneous charges) = 1.4 lakhs for 300 sqm plot + 5000 + 60000 approx
=Total Approx 2.05 lakhs for 300 sqm
Similarly, transfer charges for bigger size plots are... For 500 sqm Rs. 3.33 lakhs approx (earlier these were 5.36 lacs) For 1000 sqm Rs. 6.66 lakhs (Earlier Rs. 10.72 lakhs approx) For 2000 sqm Rs. 13.33 lacs (Earlier Rs. 21.44 lakhs approx) For 4000 sqm Rs. 26.66 lacs (Earlier Rs. 42.88 lakhs approx)
Registration Charges for new buyer (TM Charges): The registry charges for a new buyer after TM are as below for YEIDA plots of 2009 scheme. The stamp charges would be 7% as per current circle rate Rs. 17500/-, thus charges would be...

One time Lease Rent Charges One time lease rent charges are paid during first registry (Lease Deed) of the plot. The one time lease rent is 1% of original allotment rate. The lease rent calculations as per plot sizes for year 2009 allotment done in Sector 18 & 20 which is below: For 300 sqm Rs. 1.425 lakhs For 500 sqm Rs. 2.375 lakhs For 1000 sqm Rs. 4.75 lakhs For 2000 sqm Rs. 9.5 lakhs For 4000 sqm Rs. 19 lakhs

Transfer Process in resale for Yamuna Authority Plot (unregistered):(updated Sep 2022) Step 1. Agreement to Sale on 2.5 % stamp paper of total deal value (Paid by seller) Step 2. Transfer of plot (Transfer charges to be paid by buyer) Step 3. Authority approve TM then transfer is done.
(Registry will be done after buyer (who is allottee after transfer) receives offer of possession from authority) Note: Lease Rent Rs. 142500 to be submitted by buyer (2nd party) at the time of offer of possession
